Technical Specification And Condition List

All materials to be used will conform the technical Specification of Ministry of Public Works and Settlement. The manufactures will be carried out in accordance with technical specifications of the Ministry of Public works and settlement.

Construction System: Radye substructure in accordance with the latest earthquake regulations, ferro-concrete framework (Tunnel cast - cover concrete system)

Separating Walls: Ferro-concrete cover and satin plaster on plaster on brick or ytong wall.

Outer Surface: Outer surface paint and decorative overlay elements on outer ferro concrete coat and ytong wall construction elements coated with expanded polystyrene plates (Alseco etc.).

Roof: Water and heat isolated terrace roof.

Floor Overlay: The lounges, laminated parquet; rooms, laminated parquet; damp grounds, entrance lounge, bathrooms, kitchens, balconies and corridors, Toprak, Çanakkale, Eczacıbaşı etc. branded first class ceramic. (Along with baseboards matching the coatings)
                                            
Wall Overlay: Inner walls water based satin paint on satin plaster. Toprak, Çanakkale, Eczacıbaşı etc. brand first class ceramic and imported wallpapers for bathrooms, WC and other damp walls.
Ceiling Overlay: Water based plastic paint on humidity resistant plaster plate ceilings in bathrooms and on ceilings in entrance and corridors. Water based plastic paint over satin plaster in all other areas.

Windows: Double axis opening and 4+12+4 double glazing PVC Joinery with brands Pimapen, Winsa, Rehau etc. (The motor window shade system will be installed against extra charge if demanded).
                                                   
Door Woodwork: Laminate covered wood pattern on MDF entrance and inner doors (kitchen and lounge doors with window) with specifications complying with the design, baseboards and housings.

Kitchens: Sink with two compartments and chrome cover dropper, ECA, Teka, Franke etc. brand first class armatures, Siemens, Ariston, Electrolux, Arçelik, Vestel etc. ancastré white goods and paddle box, laminated trays, laminated panels between upper and lower cupboards, Imported or Lineadecor, Eczacıbaşı ready kitchen cupboards.
     
Bathrooms: Imported or Eczacıbaşı, Lineadecor etc. brand bathroom cupboards designed in accordance with the project. Eczacıbaşı, Toprak, ECA etc. brand Hilton type wash basin, closet and vitrification goods. Artemis, Eczacıbaşı, Sanicor etc. brand acrylic bathtub, shower basin or shower cabinets. ECA, Eczacıbaşı etc. brand first class armatures. Elicient etc. brand bathroom aspirator.
                                             
Closets: Laminate covered embedded checkroom cupboards in entrance hallways.
Central Vacuum System: Central electric vacuum system operating independently in blocks and serving all of the flats.
Block Common Areas: Block entrance, stairs, stair heads, floor stair heads and hallway floor coating will be Femerit, Greton etc. brand artificial marble.
Elevators: Double speed people elevator with diaphone, emergency lights, digital signalization, special design cabin with laminated or stainless coating, automatic floor and cabin doors, one in type one and two blocks and two in type three blocks, going down to basement.
Site Common Areas: Outdoor swimming pools, indoor swimming pool, sunbathing terrace, sport fields, kids playgrounds and play groups, tennis court and basketball-volleyball courts, mini golf court, runway and walkways, hobby gardens and landscape management with sufficient green lungs.
                                                 
Social Facilities: Fitness Center, squash, sauna, shower-wc, assembly room, cafeteria-management rooms, barbeque areas, kids play club.
                                                   
Parking Lots: Closed underground car parks complying with regulations; one per each of 2-bedroom flats, two lots per each of 3-4 bedroom flats and per each duplex and triplex house. (Direct access to buildings and elevators from the parking lots).

Depots: One closed depot sufficiently large for each flat.

Heating System: Central system heating with Viessman, Buderus, Alarko, Demirdöküm etc. brand automatic control natural gas tanks, providing uninterruptible hot water for 24 hours. Sheet iron radiator installation by ground distribution using covered pipes.
Sanitary Installation System: Central water tank and air pressure tank serving the site Individual water counter for each flat Clean and sewage water installation with polypropylene coated pipes.
      
Electric Supply: Three phase electric supply from the transformer of the site. Generator system to be activated and answer all need of electricity in case of shortages, located in areas of sound isolation.
                                                                                                 
Electric Installation System: Installation material conforming TSE standards, sensor stair lights, individual tariff electricity counter for each flat, leakage fire prevention relay in location of the counters in case of leakage, and life savers to cut the current in flats in case of leakage (leakage relay and switch), sufficient number of plugs in rooms, lounges, balconies, kitchen and bathrooms.
                                            
TV, Telephone, Internet: Cable and digital TV broadcast for lounge, kitchen and rooms, TV installation for digital TV subscription, and telephone network that is able to use the three lines assigned per flat. Fiberoptic cable installation for fast internet connection in flats.
Security Installation: Camre controlled and site security connected intercom system. In-house automation and remote control options to be implemented by modifying the current intercom system if requested.

Lightning Protection: Lightning rod system to protect the site against lightning strikes.
Fire Protection: Fire exits in each block, fire hose in each floor, fire alert buttons wherever suggested by the project, fire alarm systems and all installations required by the fire brigade.
